July Snapper Season Weekend is $1,250 per night for 4 people and $1,450/ngt for 6 guests at house.
Reservation Information and Policies:
Occupancy: House Rates above based upon up to 4 guests per stay. Maximum Occupancy in the house is Six (6) total people.
5th & 6th Person Rates: You must add $99 per person per night for 5th and 6th persons in house.
Guest List: A guest list is required at least 7-days prior to arrival (ideally at time of booking) and before you will receive arrival information.
Taxes: All rates subject to 6.5% Florida State Tax and 5% St John County Tourism Tax.
Cleaning Fee: There is a $250 Cleaning Fee. If excessive cleaning is required, additional fee will be deducted from your security deposit.
Stairs: The Kitchen and main living area is on the 2nd floor and requires a set of stairs. Sorry, the house is not handicap friendly.
Check In Time: 4pm unless agreed to otherwise in advance.
Check Out Time: 10am
Deposit: Required as follows to confirm reservations:
~ 50% deposit is due at time of booking.
~ Balance (final payment) is due at least 30 days prior to arrival.
Cancellations: All deposits are non-refundable*. *If there is a pandemic or you have a contagious disease and cannot travel we will reapply your funds to a future stay.
Payments: We accept personal checks 30-days prior to arrival. Bank Checks and money orders are accepted any time. We also accept Venmo, Zelle and Credit Card Payments.
Security Deposit: A $1,500 Security Deposit is due at time of final payment. Provided you do not break any of our policies and there is no excessive clean fees or damage to the house, we will send this money back within 7 days of departure. Note: If you exceed your reported occupancy, smoke or bring a pet, you automatically forfeit your entire security deposit.
Housekeeping: The kitchen is fully equipped with everything you need for up to 6 including plates, silverware, glasses, coffee mugs, pots, pans, etc. If you are a gourmet chef and need special sharp knives – bring them. Towels are provided in bathrooms. Linens are provided on beds. There is no Daily housekeeping service during stay (this may be arranged for an additional fee). On departure please strip beds and pile your linens and towels near laundry. You clean your pots and pans and start dishwasher.
Children: Our house is NOT a child-friendly environment or house. We have a steep stairway, high end TV’s, fireplaces and appliances, white walls and white furniture none of which is childproof. Outside we have direct water access, a pier, dock and boat lifts all of which are hazardous and require constant supervision. We also have an open pool and hot tub which are easily accessible from the house. Basically, we prefer to rent to 1 or 3 couples (6 adults max occupancy). Well behaved children 10 – 18 may be allowed if parents are comfortable they can treat the property like an adult would. No one 12 and under in the hot tub.
NO Pets: Sorry absolutely No Pets. If you bring a pet, you have forfeited your entire security deposit. No Pets of any kind, any size, no exceptions! Not even for your perfectly behaved, small, clawless, toothless, potty trained dog!
NO Smoking: Sorry absolutely No Smoking inside the house. If you smoke inside, you have forfeited your entire security deposit (we will know).
No Fireworks: Fireworks (including sparklers) are not allowed on the property and are grounds for instant evection with no refund and 100% loss of security deposit.
No Feeding any Animals: It is NEVER ok to feed seagulls, dolphin, manatee, fish or ANY wild animal. It can make them aggressive toward humans and is not good for their digestive systems. Plus some carry harmful bacteria and pests to humans.
Shoe Free: This is a shoe free house inside.
Guaranteed Rate: Your rate is guaranteed when you have a deposited space reservation agreement for your dates of stay. If your occupancy is going to exceed the number of guests on your space reservation agreement at anytime you must have written permission from owner. If the number in your party drops below the number of guests on your space reservation agreement there will be no reduction in rate.
